About Us

As a family owned and operated company, we are committed to offering rental units that we would be happy to live in ourselves.  We have been renters, and those experiences shaped the way we do business.  It is reflected in the care we give to renovating and maintaining properties as well as the attentive service we provide.

Most of our rentals feature convenient keyless entry, locking mailboxes, fresh paint, and upgraded windows, flooring, kitchens, and baths.  Where space allows we install a microwave, washer/dryer, and dishwasher.  If you have a wall mount for your TV, we will install it at no charge.

In oil-heated units, filling the tank costs several hundred dollars per delivery.  To alleviate this burden we have secured a reduced fuel rate for select properties, enabling tenants to make monthly payments year-round rather than large lump sums.

We understand that life brings changes.  A job or family situation may require that you relocate.  For this reason, our leasing term is one year.  This gives you the flexibility to embrace new commitments without worrying about long-term contracts.

What to Expect

SECTION 8:  We no longer offer Section 8 units.

TOURS:  Each occupant 18 and over must complete an application.  Background verifications are processed after the tour.

BACKGROUND VERIFICATION:  To accelerate the process, let employers and landlords know you are applying for a rental home and that they will be contacted by Golden Eye Properties.

RENTING:  A lease is a legally binding agreement that imposes obligations on all parties.  For tenants that includes paying rent on time, keeping the interior clean, not creating a nuisance/hazard, and leaving the property at the end of the lease in the same condition as when you took occupancy.  For us it includes maintaining the exterior, performing timely repairs, and providing a safe environment.

REPORTING:  We take pride in being highly responsive, so inform us promptly of any concerns at the property.  A small issue that may not bother you could signal a hidden problem, and we want to address it before it becomes serious.

VACATING:  When a good tenant decides to move, we gladly offer our recommendation to prospective leasing agents.  We count on your cooperation while you’re with us and you can count on our support long after you’ve moved.

Privacy Notice

We respect your privacy and do not sell, share, or disclose personal information unless compelled by law enforcement or court order.

Our Terms

Each occupant 18 and older must complete an application and reference your name.  One month security deposit is required per adult.

Smoking indoors and feeding wildlife are strictly prohibited at all times.

Animals

An ADA qualified dog that is certified to service the handicapped is always welcome at no additional fee.

Illegal, exotic, farm, dangerous breeds, or multiple animals are prohibited by our insurance company.  Utilizing our property for animal breeding constitutes commercial activity and is cause for eviction.

We have a limited number of rentals that can accommodate a pet.  This depends on the property’s location, flooring, breed, and insurance issues.  If approved the pet security deposit is $250 and the monthly pet fee is $25.  Tenants cannot host a guest pet without our prior approval.  Doing so is grounds for eviction.

The Wonder Dog

Hello, I’m Rocket the Wonder Dog, and I’m the standard that landlords look for when approving a pet.  Thanks to obedience training and extensive socialization I’m friendly to people of all ages and animals of any size.  I’m not destructive and never a nuisance to neighbors.  My family ensures I’m in excellent health, locally licensed, obey leash laws, and poop-scooped promptly.  As an ambassador of goodwill, I hope it’s clear that responsible ownership is the key to a welcomed pet.  My advice to owners?  Be proactive and make training a priority.  If your pet has behavioral issues give it your serious attention right now.  Don’t wait until you’re suddenly faced with relocation due to a change in job or relationship status.  Failing to correct your pet’s misconduct could result in the worst outcome–separation from you!  Look at me, my family loves me enough to make sure that any major upheaval doesn’t cause stress that could shorten my lifespan.  They taught me boundaries so I’m always secure and chillin’!
